Loostad Vastgoedontwikkeling and Staedion start building 243 social homes in The Hague
Alderman Joris Wijsmuller and CEO of housing corporation Staedion Willem Krzeszewski have officially given the green light for the construction of 243 social rented homes in the Morgenstond district of The Hague. The project is named De Tuinen van Morgenstond (‘Morgenstond gardens’) and is located on Coevordenstraat. It will comprise five apartment buildings, with the first homes scheduled for completion at the end of 2018. De Tuinen van Morgenstond will be realised in collaboration with Royal VolkerWessels company Loostad Vastgoedontwikkeling.
Affordable new-build apartments
De Tuinen van Morgenstond will consist of two- and three-room apartments with an area of 50m², 60m² or 70m². This diverse range of social housing will enable Staedion to provide high-quality affordable homes to various target groups. The maximum monthly rent will be € 710.68.
Staedion is adopting a new approach in this project. The Design, Build & Maintain (DBM) contract is different from the traditional client-contractor relationship, with Staedion instead setting a general framework within which the project must be executed.
Collaboration
Loostad Vastgoedontwikkeling will collaborate on the project with two other VolkerWessels companies: IBB Kondor and Bouwbedrijf Ufkes. The three parties will be jointly responsible for the development, construction and 20-year maintenance of the social housing. It is important to Staedion that people on modest incomes are provided with a comfortable home.
Four courtyard gardens
De Tuinen van Morgenstond was designed by architectural firm De Zwarte Hond. The design is unusual in that it features four courtyard gardens. Two of these will be for the exclusive use of the new residents while the other two will be open to the public.
