Kondor Wessels Vastgoed builds 127 medium-rent homes with an EPC of -0.25 in Amsterdam Nieuw-West

The realisation of De Baak, a new construction project with 127 sustainable medium-rent homes in Amsterdam Nieuw-West, is another step closer. This week the purchase agreement was signed between project developer Kondor Wessels Vastgoed (part of VolkerWessels) and investor Zurich Insurance Group. Willem Gaymans (Kondor Wessels Vastgoed) and Cornel Widmer (Zurich Insurance Group) signed the agreement.

The construction contributes to the ambition of the municipality of Amsterdam to realise more houses in the middle segment. Amsterdam is in great need of medium-rent houses, which are affordable for middle-income households. Ronald Mauer, a member of the Nieuw-West district executive committee, says that important steps are being taken in this respect: "We have a long tradition of urban renewal here. This year in Amsterdam, and certainly in Nieuw-West, we will again be building many medium-rent houses. Nieuw-West should be a place for everyone. Where everyone feels at home. With the development, realisation and sale of De Baak, Kondor Wessels Vastgoed and Zurich Insurance Group are contributing to this aim of the municipality of Amsterdam". Matthias Hübner, Head of Real Estate Europe at Zurich fully concurs; "This acquisition demonstrates Zurich's strong commitment to sustainable investment and our confidence in the European residential sector."

Medium-price rental housing with amenities for the neighbourhood

De Baak will not be just another residential building in the Geuzenveld-Slotermeer district. In addition to the sustainable building design and the 127 medium-price rental flats, De Baak will also house a communal living room, a nature-inclusive garden and a parking garage with shared mobility.

The building has an all-sided design with an inviting glass plinth designed by OZ Architects and offers space for various types of housing, such as maisonettes, lofts and studios. De Baak is not only sustainable in its use of materials, but - with an EPC score of no less than -0.25 - it even generates energy. The building and the surrounding green garden are rainproof; they can withstand heavy rainfall and the water collected can be reused. There are also facilities for shared mobility for the residents. On the ground floor of De Baak a communal area for all residents will be created, running the full width of the building. Here there will be room for meetings and homework supervision, for example, accessible to residents and to be programmed from the neighbourhood.

Lots of nature in family-friendly Geuzenveld-Slotermeer

The Bakema area in Nieuw-West is a neighbourhood where many families live and where there is enough space for both living and recreation. With five different parks in the area, Geuzenveld-Slotermeer is one of the greenest neighbourhoods in Amsterdam. The location and accessibility with the Amsterdam city centre is favourable.

Planning

Wessels Zeist will take care of the realisation of De Baak. Construction is expected to start in the second quarter of 2021. Completion is scheduled for early 2023. The rental of the flats is expected to commence in mid-2022. More information about the registration process will follow in due course.
